These Courses are designed to provide Board Members, Condominium Property Managers and Individuals with the necessary information, tools and resources to assist them with all aspects of the management of a Condominium Corporation.
The program is designed to incrementally build the skill levels of the participants. As a result, each level calls for the participants to complete the previous level as a pre-requisite.
Condominium Course – CM101 Directors Education
The Canadian Condominium Institute, South Alberta Chapter 101 Condominium Course is a 3.5 hour session designed to introduce and educate on board governance, board meetings and running an AGM.
Non-Members are eligible to receive a complementary membership with payment of the course fee. An individual participant receives a complementary full year individual membership (valued at $75.00) and if 2 non-members from a Condominium Corporation participate in the course a complementary full year Condominium Corporation membership will be given. (Valued at $100.00-$260.00.
Fundamental Management Principles – CM100
Level One of the Condominium Management Program is an introductory course designed to provide pertinent information regarding the responsibilities and liabilities of managing a condominium. This level is addressed to Owners, new Board Members and Professionals. The CM100 covers topics such as Board of Directors’ responsibilities in the Condominium Property Act and By-laws; Principals of Accounting and Condominium Contributions; Decision Making Processes; Communication; Basic Principals Of Insurance Coverage; Basic Elements Of Maintenance And Repair. This is the only level in which styles of condominium management and conducting effective meetings are reviewed in detail.
Practical Management Principles – CM200
Level two of the Condominium Management Program is an intermediate program designed for Condominium Property Managers and Board members who must control, manage and administer the Condominium Corporation and complex. It contains specifics of their roles and responsibilities in most of the day to day activities, as well as resources to assist in carrying out their duties.
Topics in the CM200 course include governance issues, amending by-laws, enforcing by-laws (up to Court action); documentation; record keeping;filing and disclosure requirements; contracts; tendering of contracts; tenants (up to eviction); collecting deposits on rental units; dealing with different behaviors of people, dealing with apathy; conflict resolution;communication; financial records; internal accounting controls; accounting systems; budgets; setting condominium contributions; special assessments; collecting condominium contributions (up to the caveat); audits, estoppel certificates; information statements; the duty to maintain and repair; trouble shooting maintenance; tendering maintenance and repairs; establishing and maintaining an adequate reserve fund; reserve fund studies; insurance policies; property insurance; liability insurance; fidelity bonding; choosing an insurance broker; insurance trustees; insurance appraisals; and premium issues.
Specialty Management Issues – CM300
Level three of the Condominium Management Program is an advance course designed for Condominium Property Managers and Board members who oversee the self-management of a Corporation. It contains discussion about a variety of specialty or complex management issues.
Topics in the CM300 Course include new corporation governance issues; dealing with the developer; enforcing by-laws using court action; handling insurance claims; insurance deductibles and uses of insurance proceeds; investing the reserve fund; borrowing to finance major repairs or replacement; bareland condominiums; disaster planning; dealing with the media; evicting tenants; employer-employee relationships; human rights matters; and collecting condominium contributions after the caveat.
NOTE: The 200 Course is a pre- requisite to the 300 level Course.
